A move to Armidale?

Thanks Del, that would explain it. Though I'm guessing in Armidale that area is still close to non industrial being a small place so still might be worth looking at if you are after value...not as bad as a large industrial area in a big city I'm guessing ?

 

Maybe Daphne you should post the houses you have found under 150,000 British Pounds and see if Del or anyone can help with the area ?

 

My first reaction is that it seems too cheap, 180,000 gbp seems more doable but I'm no expert on the area....

It's probably cheap because it's in an industrial area........

If you look on google maps you will see it is next to a concrete quarry, so you will have trucks driving in and out all day long and I would imagine a lot of dust as well

Thanks for your help and advice. It has been invaluable. Here are a few properties that I have found in Armidale and nearby Uralla. They are all under $300,000 and it would be really helpful if anyone can tell me whether these houses are in 'good' or 'bad' areas? Thanks so much to everyone.

A lot of the cheapest properties in that list are not built of brick but are either weatherboard or (if not specified) probably fibro. Fibro can have asbestos issues so be very careful with them.

 

The first few Uralla houses in the list are tiny - no more than shacks. In those cases you'd be buying for land value only. I can't imagine anyone would want to live in them.

 

Also be aware that places labelled 'townhouses' usually have a strata title (like apartments) which mean that you have to pay a regular levy to a body corporate towards maintenance of the common property. With a strata title you don't own your unit as an individual - you own whatever is inside it. The body corporate is responsible for the fabric of the building (external walls, windows, roofs etc) plus the common gardens, driveways and other common property. Townhouses normally cost less than ordinary houses because of this. They also have really tiny gardens.

Agree a number of those houses need pulling down and a number of others need substantial renovations that would probably cost $100k (unless the buyer can do personally).

We are able to complete substantial renovation work for ourselves. Thanks for your comments. so from the list, the brick built properties do seem fine? I understand the points made regarding the other materials which houses are made from, but the brick built ones seemed fine to me and still very cheap. Carey Avenue for example is brick built, seems to be in good condition and in British pounds is 159,000. Is there anything else I need to be aware of? Thanks once again for your help and advice.

As a guide for you, The Avenue is considered to be a 'prestigious' place to live in Armidale, so I've attached a property there for you to compare.

 

Personally, I wouldn't live in Uralla, but that's just my personal taste.......

Can I ask why you personally wouldn't live in Uralla? Obviously it is difficult for me to gauge a place from the web. However, I have seen it recommended by others on this forum, so just wondering what your opinion was. Also, considering my last question on those brick houses within my own price range, do you think they seem reasonable properties from your more knowledgeable position? Obviously you have not seen the properties, but they seem fine to me. It's probably important to note that we are not after a large property. There's just the two of us and we want to keep our monthly bills small. We will just be happy with something in a reasonable area and would be very happy to do any amount of renovation work.

If that's so, then you'll probably be able to find somewhere for under $250k. Definitely rent for a while though - don't rush into buying somewhere as soon as you arrive. You'll need some time to figure out the good/not so good areas. Also check the flood maps:

As far as Uralla goes, it's a cute little place. Has a few cafes and a couple of pubs plus a very good second-hand bookshop. No big shops, though. It is pretty small - just a village, really. It's also a fair distance from Armidale. A good half hour drive, from memory. You might like it but Armidale offers much more.

Thanks everyone. This advice has been great! I have two dogs. I have found out via other sites that it can be difficult to find rentable property which allows dogs. I think I will need to do some research to see if that's the case. Thanks again. You have been brilliant!

May not be such an issue around Armidale, country is a lot more relaxed especially if they are outside dogs. Make sure though that if you rent (or buy) you have dog proof fences, farmer don't like wandering dogs as they kill sheep so sadly they will shoot loose dogs. The council will tell you of dog parks which are leash free so they can go for a run. You will need to carry a plastic bag when you take them for a walk to clean up if need be. If renting you will be required to keep the yard clean of dropping (blow flies are an issue).

They are not outside dogs but as one of my dogs is a rare breed with no hair at all and the other is a dog whose hair doesn't shed, I can't see a problem with them being indoors. Obviously they are fully house trained. This is something which I could discuss with the landlord. Really appreciate the links to websites. Will take a look now.

References are really important, wether you have sold in the UK or rented get your agent to give you a good reference including stating the dogs were no issue, house was immaculate, garden not dug up, no complaints from neighbours things like that. Also include photos of your dogs in the house, maybe in there beds, so the owners and agent of the new property can see how you kept you last home. A note from the vet stating that the dogs have had all there shots are FLEA free, and stating if they are desexed, type of dog and that they don't shed is also a lot of help.

Hi all

I have just been offered a job at the University of New England (UNE) in Armidale. I applied thinking that I had no chance of being successful and here I am with a job offer. I had, of course done some research on UNE and Armidale itself prior to applying, but must say that this was rather cursory (something I am now regretting). I wondered whether anyone had direct experience of working at UNE as a lecturer and what the academic culture there was like, etc? In the UK, many academics often get a chance to spend some of their working week at home (when research and writing papers are the order of the day). Is this also the case at UNE or is it a 9-5/6pm in-office culture? In terms of Armidale itself, I am pretty much convinced that the four seasons, (including very cold winters) and countryside lifestyle is exactly what my husband and I are looking for, so this is not a problem. The only other question I have concerns buying a house. The price of houses in and around Armidale seems to be most reasonable. I am looking at properties on sale for prices which mean we could move and clear our mortgage. It seems that we could buy a house for under 150,000 British Pounds...is this too good to be true? Does Armidale and its surrounding districts have any really bad areas? Everywhere has them, so I figure Armidale is unlikely to be different. Could anyone give me an idea of any areas to look at through real estate agents which would highlight the difference in prices between good and bad areas? We are really looking to be away from it all. So I am thinking that central Armidale is probably not where we want to be (although I gather the area is rather rural anyway). We currently live in the countryside.

Sorry for all the questions. I have 48 hours to make up my mind!
