scubacam Posted November 17, 2019 Share Posted November 17, 2019 Hi all, We are coming in March /April 2020. We are bringing all our money which is enough to buy a house should we want to. But we want to rent first. We’re coming over with two children and my husband is the earner as our second child was just born two weeks ago. He wants to take 4-6 weeks off when we first get there , settling and spending quality time with us. But we hope to have a rental by then. Will bank statements be enough to secure it ? Ie possibly no work contract. When we moved states, we offered six months rent up front, no problem and no documents etc. asked for. Agent just happy to have the cash ! calNgary Posted November 18, 2019 Share Posted November 18, 2019 Most people book short term/ furnished / holiday accommodation for their first 3 or 4 weeks, this gives you time to look around and find a suitable longer term rental house. There are quite a few threads on here about what paperwork to have ready to submit with a rental application, but a covering letter explaining your new to the country, job seeking etc seems to work well. Photos on realestate.com.au and domain.com.au are shamelessly doctored to make properties look larger and in better condition than they really are. If you sign a six-month agreement without a personal inspection, you risk being stuck in an absolute dump. Photos on realestate.com.au and domain.com.au are shamelessly doctored to make properties look larger and in better condition than they really are. They may well be satisfied with a bank statement, but if not, you can offer to pay six months rent upfront and that will do the trick. Hello Money talks Simply offer to pay rent in advance, show them your bank statements, and explain your situation. If you were taking a six month lease and offered to pay 3 - 6 months rent in advance, they are hardly going to say no (well they may but unlikely) Apart from being able to pay the rent, most landlords are concerned about renters throwing parties and trashing the place, so present yourself well and professionally to make that good first impression. Written or verbal character references could also work in your favour. Whatever you do, do not take a place unseen via the internet. You could of course get somewhere nice, but real estate agents have an uncanny knack of making a pig sty look like a palace with online photos.
